Kitchen remodeling in Pepper Pike

An interior kitchen that keeps the envelope can skip the Architectural Board in Pepper Pike. Change a street-elevation window or push a wall out and the board’s Friday calendar goes on the estimate ahead of the permit.

Pepper Pike sorts kitchens by the envelope. Boxes, stone, a moved sink, a circuit for an induction range: all of it stays inside the walls, and an interior kitchen that keeps the envelope can skip the Architectural Board. Enlarge the sink window on the street elevation, or push the wall out, and the job goes to ABR, which typically sits the first and third Fridays. The estimate names which path this kitchen is on before a door style is chosen.

NIR’s registration is in Orange Village, so Pepper Pike is a new registration: a Citizenserve filing, an original surety bond, and an original insurance certificate handed in during short intake hours. Inspections are requested by phone or email, not from the portal. Roman Ivakhnenko walks the house and writes the estimate himself, with each of those clocks dated as a phase; licensed trade partners run plumbing, electrical, stone, and tile, and one name is on the contract.

The permit path in Pepper Pike

  1. Register through CitizenservePepper Pike registration starts as a Citizenserve filing. The city wants an original signed $25,000 surety bond and an original certificate of insurance naming the City of Pepper Pike, in the office during intake, 8:00 to 11:30 a.m. or 12:30 to 3:00 p.m. NIR carries $1,000,000 general liability plus contractors errors and omissions; that certificate goes in as an original. Copies and faxes do not count. A bond that arrives at 3:10 p.m. waits for tomorrow.
  2. Board first if the exterior changesA kitchen that changes a street-elevation window or adds volume goes to the Architectural Board before the drawings are checked; an interior kitchen that keeps the envelope does not. ABR approval is not a building permit. The board’s Friday date goes on the estimate as a phase, not as a risk found after demolition.
  3. Plan check, permit, inspectionsAfter the board comes plan check, then the building permit. New boxes and stone inside the old footprint, no rough-in, is a question for plan check: a minor permit at most, sometimes none, settled before a cabinet is ordered. When the exterior wall the board reviewed is opened, an insulation inspection joins the rough plumbing and rough electrical ahead of the final.
  4. Start inside six monthsA Pepper Pike permit expires if work does not start within six months. On a kitchen the long lead is the cabinet order, and stone is templated only after the boxes are set, so lead times sit ahead of the start window. The estimate puts the permit date beside the cabinet lead time so the clock is visible before anything is ordered.

Every step above is a dated phase on the estimate, and none of them assumes a same-day registration.

What Pepper Pike houses do to a kitchen estimate

Pepper Pike houses are larger and more documented than the Orange Village ranches, and the mid-century colonials along Shaker Boulevard often carry an addition already. Those 1950s–70s wet walls often hide plumbing that cannot be reused. The wet wall and the floor are named as conditions to be opened, and rot at the sink base or unpermitted wiring becomes a change order you sign, not an unexplained line on the final bill.

Electrical follows the appliances. An induction range is an electrical line and often a panel question; if the new load exceeds the existing panel, service capacity is written as its own item. Gas that stays is a plumbing or mechanical line with a city inspection. A hood that ends in the attic is not a legal termination. Cabinet construction, stock through custom, and the counter material and edge are each marked fixed price or allowance.

Questions from Pepper Pike

Does a kitchen remodel in Pepper Pike need Architectural Board approval?

Only when the exterior changes. An interior kitchen that keeps the envelope can skip ABR. A rear bump-out is not exempt because it faces the yard; what is visible is for the board to say, and the riparian setbacks map applies near a watercourse. ABR sits before plan check, typically the first or third Friday.

Does NIR hold a Pepper Pike contractor registration?

Not on file yet; Pepper Pike is a new registration. NIR’s registration is Orange Village Contractor Registration #4235, General, through December 31, 2026. It is municipal; Ohio issues no statewide license for residential general contractors. NIR registers in Pepper Pike before the permit is pulled here, and the estimate does not promise a same-day registration.

What does moving the sink do to the estimate?

It changes which job you are buying. Boxes in the same footprint and a moved sink, range, or wall are two different estimates. A sink that moves farther than the trap can follow is rough plumbing and a rough inspection. A wall that moves is framing, and if it carries load, a licensed engineer is written as a line or the wall stays.

Can we live in the house during a Pepper Pike kitchen remodel?

That is a line on the estimate, not an assumption. If the household stays, a temporary kitchen is priced as its own item. Demolition and the rough trades come first, with the city’s rough inspections between them; cabinets, stone, tile, devices, and paint follow, then the final inspection and a punch list checked against the signed estimate.
