Hunting Valley work is a site job that includes a house. Drainage, lighting, and board drawings are not extras. They are the job.

Interior-only kitchens still register and still pull what the trades require. They do not skip the village because the lot is large. Large lots are why the lighting code exists.

GovWell is not optional. Paper dropped at the desk without the portal is not a filing. Electronic construction documents means the set is complete, not a phone photo of a sketch. Permits go to the registered prime. An owner who wants to pull it themselves on a custom addition still meets a village that issues to registered primes.

Drainage on estate lots is a civil fact. We do not pretend a new wing is only framing. If civil is out of scope, it is out of scope in writing, and the addition waits on whoever holds that line.

Building Department hours are 8:00 a.m.–4:00 p.m. County Line Road is a boundary, not a courtesy filing in the next village. Squire Valleevue is a neighbor. The ABR Design Guide is the document we draw to. Exterior lighting that would be an afterthought in Orange Village is a code item here. We specify shields and placement on the estimate because the village already did.

Housing stock

Houses here are custom, far apart, and almost never a production ranch. Additions are site work: drainage, trees, drive geometry, lighting. Interiors can be simple; the envelope and the grounds are not. Basements exist, but the wet problem is grade and river, not a missing drain in a 30-foot side yard.

Squire Valleevue is a neighbor, not a permit shortcut. County Line Road is a boundary. The house is in Hunting Valley or it is not.

Three facts that are only true here

  1. Permits, contractor registrations, ABR, and Planning & Zoning run through GovWell at app.govwell.com/hunting-valley.
  2. The Village publishes a lighting-code revision and an ABR Design Guide. Exterior lighting on an addition is not a leftover allowance — it is a code item.
  3. Building Department: Michael Clements, 440-247-2805, Monday–Friday 8:00 a.m.–4:00 p.m. Estate-scale lots; site work and drainage sit on the estimate with the house.

Permit path in Hunting Valley

GovWell is the desk: permits, registrations, ABR, Planning & Zoning. Electronic construction documents are required. Permits are issued to registered prime contractors — not to an unregistered owner with a sketch.

The ABR Design Guide and the lighting code are published. Exterior lighting on an addition is specified, not leftover. We put fixtures and shields on the estimate because the village will. Hours 8:00 a.m.–4:00 p.m. with the Building Department.

Permit note. Electronic construction documents are required. Permits are issued to registered prime contractors.

What is not true next door

Gates Mills next along the river wants an architect’s stamp on work over $3,000 and a Historic District subcommittee. Hunting Valley wants the Design Guide and the lighting code. Moreland Hills wants cash. None of those rules travel.
