Kitchen remodeling in Orange Village
Orange Village’s Planning & Zoning / Architectural Board sits the first and third Tuesdays, plans due by noon two weeks prior. An interior kitchen skips that clock; a bump-out does not. Registration #4235 is already on file.

An Orange Village kitchen is often still the original one: a 1950s to 1970s ranch or two-story colonial, sink and range on an exterior wall, gypsum over wood studs, and a range that shares the brick chimney. Replacing boxes in that footprint is one job. Moving the sink to an island is a joist question and a vent question, and once the work touches the flue the Village inspects the chimney as a chimney. The estimate says which job you are buying.
Roman Ivakhnenko measures the kitchen and writes the estimate; licensed trade partners run the plumbing, electrical, stone, and tile, and one name is on the contract. NIR is based in Orange Village, so no registration step sits in front of this kitchen. Nothing else is skipped. A kitchen that adds volume or changes an elevation still goes to PZ/ABR before any permit, and interior work that keeps its walls may be accepted on a scope letter.

The permit path in Orange Village
- Scope letter or building permitMeasured drawings of the existing kitchen and the proposed one decide the path. Interior work that leaves the walls in place may go to the Village on a scope letter. Moving walls, plumbing, or electrical is a building permit with rough inspections and a final. The Building Department settles which before a start date is written. Orange Village Contractor Registration #4235, General, is current through December 31, 2026, and already on file.
- PZ/ABR only when the kitchen growsA kitchen that becomes a bump-out, adds volume, or changes an elevation goes to PZ/ABR before a building permit. The board meets the first and third Tuesdays; applications and plans are due by noon two weeks before. A Lakes of Orange cluster home adds the HOA calendar, and both go on the estimate. Demolition does not start on a guess about the board.
- Inspections at 4680 Lander RoadInspections are scheduled with the Orange Village Building Department at 4680 Lander Road, Monday to Friday, 8:30 a.m. to 4:30 p.m.; 440-498-4405 is the department’s line. On a kitchen that opens walls the holds are usually rough plumbing, rough electrical, framing if a wall moves, insulation if an exterior wall is opened, and a final. A range that keeps its chimney adds the flue.
Two clocks can sit on an Orange Village kitchen estimate, the Building Department’s inspection hours and the board’s Tuesday calendar; the sheet says which apply.
What Orange Village houses do to a kitchen estimate
The post-war ranch or colonial on a lot over an acre sets most of the price factors. Its wet wall is an exterior wall, so opening it adds an insulation inspection to the plumbing one, and 1950s to 1970s supply and drain lines often cannot be reused. The condition of that wall and the floor under it is a line; what turns up behind the gypsum is a change order you sign before it is built. Plaster on lath shows up in older pockets of the village, not as the rule.
Lakes of Orange is a different estimate. The cluster homes there sit on tighter lots under an HOA overlay, with elevations the board has already seen, and matching a 2000s elevation is not opening a 1964 ranch. Inside, the questions are the usual ones: whether the sink, range, or a wall moves; whether cabinets are stock, semi-custom, or custom; and whether an induction range pushes the load past the panel. A temporary kitchen is its own line if the household stays.
Questions from Orange Village
When does an Orange Village kitchen go on a scope letter instead of a permit?
When the walls stay where they are and no plumbing or electrical moves. Interior work of that kind may be accepted by the Village on a scope letter. Move a wall, the sink, or a circuit and the job is a building permit with rough inspections and a final. Add volume or change an elevation and PZ/ABR sits in front of the permit.
The house is on the Orange Village line with Pepper Pike. Which city pulls the permit?
The city of the house, which the tax district settles, not the mailing address. A parcel in Orange Village is covered by the registration already on file with the Village. A parcel in Pepper Pike means NIR registers there first, before the permit is pulled there. A kitchen that straddles the line is two departments if the tax district says so.
What does moving the sink to an island cost the schedule?
It changes the job from replacing boxes to moving plumbing, so a building permit with rough inspections replaces the scope letter. In a 1960s ranch here the island drain needs a joist bay and a vent, a distance the trap cannot always follow; that is settled on the measured drawing, not during demolition. Cabinet lead time and stone templating after the boxes are set still sit in front of the start window.
Does Orange Village inspect the chimney when the range shares the flue?
Yes. Brick chimneys are inspected as chimneys once a kitchen touches the flue, so a range that keeps its chimney adds that hold to the rough inspections and the final. The hood termination is named on the drawing, and an attic is not a legal one. Switch to induction and the flue question drops; a panel question often takes its place.
