    A different clerk

The rule in the next village is not the rule here. Read both pages.

Orange Village is the base. The company is a service-area practice: no public street address, ZIP 44022. The papers that can be shown are the registration, the insurance certificate, and the estimate.

Work here is mostly kitchens, baths, basements, and additions on wooded lots. Drainage and trees show up on addition estimates.

If the house is in Orange Village, registration #4235 is already on file. That does not skip PZ/ABR.

Interior kitchens here are often a 1960s exterior-wall wet line and a range that shares a chimney. Moving the sink to an island is a joist and a vent question. Basements on acre lots look dry until the downspouts dump against the wall. We write drainage when the finish is habitable.

Cluster homes at Lakes of Orange add an HOA. Both clocks go on the estimate when both exist.

Building Department hours (8:30 a.m.–4:30 p.m. at 4680 Lander Road) are the inspection clock. PZ/ABR on the first and third Tuesdays, noon two weeks prior, is the volume clock. Interior work that does not move walls can be a scope letter.

Orange City Schools does not stamp drawings. The Village does.

Housing stock

Most of the interior work here sits in post-war ranches and two-story colonials: gypsum over wood studs, original kitchens on exterior walls, basements that were never waterproofed because the lots drain to woods. Plaster on lath shows up in older pockets, not as the default. Brick chimneys are inspected as chimneys when a kitchen or addition touches the flue.

Cluster work at Lakes of Orange is a different job: tighter lots, HOA overlay, elevations the board has already seen. Matching a 2000s elevation is not opening a 1964 ranch.

Three facts that are only true here

  1. NIR Solutions holds Orange Village Contractor Registration #4235 (General) through December 31, 2026. This is a municipal registration, not an Ohio state GC license.
  2. Planning & Zoning / Architectural Board of Review meets the 1st and 3rd Tuesdays; applications and plans are due by noon two weeks prior.
  3. Building Department at 4680 Lander Road, Monday–Friday 8:30 a.m.–4:30 p.m., 440-498-4405. Housing stock is mixed 1950s–70s ranches and colonials on lots often over an acre, plus newer cluster homes at Lakes of Orange.

Permit path in Orange Village

Registration is annual and municipal. NIR’s current registration is Orange Village Contractor Registration #4235, General, through December 31, 2026. That registration is not a license from the State of Ohio.

Interior work that does not move walls may be accepted on a scope letter. Additions, new volume, and elevation changes go to Planning & Zoning / Architectural Board of Review before a building permit. The board meets the first and third Tuesdays; applications and plans are due by noon two weeks prior.

Inspections are scheduled with the Building Department. We do not start demolition on an addition because “the board usually approves it.” The stamp is on the drawing or the work waits.

Permit note. Interior work with no wall moves may go on a scope letter; additions and exterior changes go to PZ/ABR first.

What is not true next door

Pepper Pike runs contractor intake through Citizenserve and wants an original $25,000 surety bond in the office — no faxes. Orange Village is the home registration. A kitchen that sits on the municipal line is two departments if the tax district says so. We pull in the city of the house, not the city of the mailing address.
