Kitchen remodeling in Bentleyville

A Bentleyville kitchen that opens a wall is inspected by SAFEbuilt, not by Village Hall. Every rough and final hold is a call placed the day before, with the permit number ready.

Bentleyville splits a kitchen permit in two. The drawings go to Village Hall. The inspections go to SAFEbuilt, an outside inspector with a weekday window that breaks for lunch and a permit number required on the call. A kitchen that opens walls carries a run of holds: rough plumbing, rough electrical, framing if a wall moves, insulation if an exterior wall is opened, and a final. Here each one is a call placed a full day ahead.

Roman Ivakhnenko measures the room and writes the estimate himself. Licensed trade partners handle the plumbing and the electrical; the stone and tile fabricators are named the same way, each on its own line, fixed price or marked allowance, never both under one number. One name is on the contract. A layout that is still changing gets no estimate yet. Cabinet lead time sits ahead of the start window, and demolition waits for the stamp and for every trade to be named.

The permit path in Bentleyville

  1. Register with the Village of BentleyvilleNIR’s contractor registration is municipal and sits with Orange Village; it does not travel. Before a permit application for a house on Cannon Road or Chagrin River Road is filed, NIR registers with the village itself. The estimate dates this step first, so the start window is not written against a permit that cannot yet be applied for.
  2. File the drawings at Village HallPlans go to Village Hall at 440-247-5055, the village desk for drawings. Plan questions go to the Building Official, Jeff Filarski, at 440-399-0810, not to the inspector. The drawings show the kitchen as it is and as proposed, with rough-ins marked where the sink, range, or a wall moves. The village works to the 2019 Residential Code of Ohio.
  3. Open the walls and book SAFEbuiltDemolition starts after the stamp. Rough plumbing and rough electrical each end in an inspection booked with SAFEbuilt, the village’s inspector, a full day ahead and inside its weekday window, never with Village Hall. The permit number is read off the card on the call. Rot or unpermitted wiring behind the gypsum becomes a change order you sign before it is touched.
  4. Set, finish, and call for the finalCabinets go in, stone is templated off the set boxes, then tile, devices, and paint. The final inspection is one more call to SAFEbuilt a day ahead with the same permit number. The punch list is checked against the signed estimate, not against a new one.

The estimate for a Bentleyville kitchen prints the SAFEbuilt number and the 24-hour notice beside each inspection hold and never lists Village Hall as the inspector.

What Bentleyville houses do to a kitchen estimate

Bentleyville houses are later than the Chagrin Falls core, on wooded lots smaller than Hunting Valley’s. The walls are gypsum board, not plaster on lath. The village is not historic unless the house happens to be, so an interior kitchen usually means a Village Hall building permit and no board. Planning & Zoning here handles variances and lot changes; a kitchen inside its existing walls is neither. A plan that pushes a wall outward is a different job, and NIR asks the village which path applies before a start date is written.

The first line that moves a Bentleyville kitchen estimate is the layout: same footprint, or a sink, range, or wall that relocates. A relocated sink means a trap that may not follow; a range or island with a new load means an electrical line and a panel question. Cabinet construction, stock through custom, and whether doors are an allowance come next, then counter material and edge and whether the fabricator is a named trade or an allowance. If the household stays in the house, a temporary kitchen is its own line.

Questions from Bentleyville

Does a kitchen remodel in Bentleyville need a permit?

If the sink, range, or a wall moves, or circuits change, yes. The village issues the permit after the contractor registers there. Cabinets and counters swapped in the same footprint with no rough-in may be a minor permit or none; NIR confirms which with Village Hall before writing a start date. A deck off a new kitchen door is outside the kitchen footprint and its own permit; decks are permit-territory here even when they look simple.

Who inspects a kitchen in Bentleyville?

SAFEbuilt, not a village inspector on staff. The number is 440-399-0850, the village’s inspection line, Monday through Friday from 7:45 to noon and from 1:00 to 3:45. They want 24 hours of notice and the permit number. A request placed at 4:00 in the afternoon books the next day. Calling Village Hall to book an inspection costs a day.

Can the kitchen keep its gas range?

Gas that stays is a plumbing or mechanical line with its own city inspection. A switch to induction is an electrical line and often a panel question. Neither is inside the cabinet price. The hood is its own item; a hood that dumps into the attic is not a legal termination, so the duct run to the outside is drawn and priced.

Does NIR hold a Bentleyville contractor registration?

The registration on file is Orange Village #4235, general, current through December 31, 2026. Ohio issues no statewide license for residential general contractors; each city registers contractors itself. Before the permit application for your house is filed, NIR registers with Bentleyville, and that step is dated on the estimate ahead of the start window.
